My Mission is to try to meet the needs of ALL of the residents, owners, and prospective tenants and make myself available at all times within reason. If you are unable to reach me immediately by phone I may either be on the phone, or with a customer in or out of the office, so please leave a message and I will return your call at my earliest convenience. If the nature of your call is a non-emergency you may text, email, or use your on-line web access
Emergencies and Maintenance please text or call and make sure to leave your name, rental address, call back number, and nature of emergency. Service calls resulting in tenant negligence will be billed to the tenant.
Gas Leak, please do not use your phone in the property and do not turn on lights. Leave the property and call Ameren from outside ( 1-800-755-5000 ), or your local gas provider. Once leak has been identified we will send someone out to make necessary repairs.
Heating and Cooling service issues will be sent to the technician once received, however depending on the call volume for the technician the response time is out of the Landlords hands.
Plumbing and Sewer Backs are sent to plumbers and response time is dependent on the plumbers schedule. If your pipe burst please call IL American Water (1-800-422-2782), or your local water provider. For sewage back-ups, unless caused by roots in the lines is usually caused by hair, grease, paper towels, too much toilet paper, feminine products, or foreign objects lodged in the plumbing and will be charged to the tenant.
Lock-Outs are a non-emergency. During regular business hours if an extra key is available tenant may come and get one, otherwise tenant is responsible for contacting a locksmith.
